Dallas/Ft. Worth, TX, was the market with the highest absorption rate for shopping center real estate in 2024. Approximately 988,500 square feet of shopping center floor space was absorbed in Dallas/Ft. Worth. The net absorption is calculated by subtracting the sum of square feet that became vacant from the sum of square feet that became occupied in a certain period of time. A negative figure shows that more space was vacated than occupied. In the U.S., quarterly demand for shopping centers worsened in 2024, and turned negative in the first quarter of 2025.
