Biggest commercial real estate debt challenges in the U.S. 2025

Commercial real estate experts in the United States identified the uncertain development of interest rates as the greatest challenge in sourcing debt, according to a January 2025 survey. Approximately 52 percent of the survey respondents chose this as the top challenge, followed by the increase in interest expenses on new loans and the less favorable lending loan-to-value ratios or credit spreads.
